FAQ

Questions, answered honestly

Everything we can confirm about living at Harbach Lofts. Where we don't have a hard number yet, we say so — call the leasing team for the rest.

What was this building before it was apartments?

A furniture factory and warehouse. The Harbach family furniture business, founded in 1856, occupied these two brick buildings from 1906 until 1928. The complex was added to the National Register of Historic Places in 2015 and renovated into apartments in 2016.

Is Harbach Lofts pet friendly?

Yes — no breed restrictions, up to two pets per household (dogs, cats, small aquariums, and other small caged animals), plus an on-site pet wash station. A non-refundable pet fee and monthly pet rent apply.

What does it take to qualify?

A $60 application fee per applicant, household income of at least 3x the rent, a minimum credit score of 625, and a positive rental and criminal history. Security deposit is $350. Call (515) 644-5461 with specific questions about your application.

How big are the apartments?

Studios run 452–506 sq ft, one-bedrooms 427–821 sq ft, and two-bedrooms 882–1,103 sq ft depending on bath count. See the Floor Plans page for the full breakdown by type.

What does rent cost?

As of August 24, 2026, market rent runs about $897–$1,095 for studios, $947–$1,425 for one-bedrooms, and $1,397–$1,747 for two-bedrooms, depending on size and bath count. The Availability page lists the homes actually open right now.

What's included in rent?

Water, sewer, and trash aren't included — they're billed back at a flat fee based on your unit's size, on top of rent. You set up electric yourself.

Is the building actually downtown?

Yes — 300 SW 5th St, a few minutes' walk from the East Village, Court Avenue, and Principal Park. The Rook Room's game lounge and café connects directly to the building.

Where do I park, and is there bike storage?

There's secure bike storage with a full repair stand and wash station on site. We don't have confirmed vehicle parking details to publish here yet — ask leasing.
